Condo Building Insurance
Condo building insurance can feel complicated, especially when determining who is responsible for what. A specialized policy helps clarify coverage and ensures the building, common areas, and unit elements are properly protected.

Condominium properties are insured through a combination of the condo corporation’s master policy and the individual owners’ policies. To help make this clearer, condo building policies generally fall into four categories:
Association Master Policy
A condo corporation typically insures the building’s shared structures and common areas—such as hallways, roofs, and elevators—under the association’s master policy. Unit owners then insure whatever the master policy does not cover. The depth of coverage varies depending on the type of policy selected.
Bare Walls Coverage
This is the most minimal level of protection. Under bare walls coverage, the master policy insures only the basic structural elements: walls, floors, and ceilings. Unit owners are responsible for everything inside their unit, including fixtures, cabinetry, and finishes.
Single Entity Coverage
Single entity coverage goes further by extending the condo corporation’s protection to standard interior finishes such as countertops, flooring, and built-in cabinetry. Personal property remains excluded. However, it’s important to note: if unit owners upgrade any finishes, those improvements typically fall outside the master policy.
Modified Single Entity Coverage
Also known as “all-in” coverage, this type protects not only standard finishes but also upgraded improvements. It provides the most comprehensive coverage for interiors.
